At the present time the park has 16 pads. The park presently has 12 POH's on the premises. Seven of these POH's are currently rented out. Six of these are long-term tenants with good payment history; the 7th is behind and most likely heading towards eviction. The POH's all rent between $425-450 per month. All of the vacant trailers are move-in ready and are in relatively good shape. The park is on CITY WATER. The park has two septic aerators that each handles 1/2 of the park. The underground pipes are predominantly PVC according to the owner. The park has electric meters, gas meters, and water meters. The water bill is back billed to the tenants. The road is gravel and is in average shape...I'd guess one $300 semi-load of gravel might just take care of it. The owner is willing to carry back quite a bit of paper on this park for a qualified buyer. If you can come up with 20% the owner will carry the rest of it for you for a period of 5-15 years. We will want to see proof of funds, credit report scores, personal financial sheets, etc before going under contract. There will also be a contract clause added that the park may not be refinanced, or any senior debt added during the course of the loan that would cause owner to be in 2nd position to any lending institution. It addition to the 16 pads there is space for another 11 pads across the road. The acreage across the street does not have any infrastructure in place at the current time, but should provide future growth opportunities for the next owner. This is a great little park for a first time owner! Crab Orchard Estates currently complies with all requirements set forth by the Illinois Department of Health...and therefore is licensed and in good standing with the State of Illinois. It is also compliant for zoning in Carterville Township.
